Hochkönig - one of the snowiest regions in Austria
Hochkönig is part of the extensive Amadé ski area with 760 km of slopes with 375 marked runs served by 270 ski lifts. Hochkönig comprises 3 ski areas with a total of 350 km of slopes with 83 marked runs, which are served by a total of 85 ski lifts at heights of 800 m to 1,900 m. With the appropriate ski pass, you can ski or snowboard in any of the Dienten am Hochkönig, Maria Alm and Mühlbach am Hochkönig ski areas.
Due to its geographical location, the region is one of the snowiest winter sports areas in the Austrian Alps. Hochkönig offers good skiing, especially for advanced skiers. Hochkönig offers good snowboarding and there are a large number of snow and terrain parks in Dienten am Hochkönig and Maria Alm. Traditional mountain villages offer good value food and drink and there is plenty of uncrowded ski space. The quiet idyll is rounded off by the multitude of sports and leisure opportunities and the excellent local cuisine.
Property in Hochkönig
At one end of the ski area is Mühlbach, it is a quiet village with a gondola to the Schneeberg; most properties here are hotels and guest houses. Touristic developments have been available here in a ski-in/ski-out location in the €10-14,000/m2 price range - these of course come with a rental obligation, and with rental income for the owners. Occasionally plots of land to build on are for sale. Maria Alm is a popular family village, but the connection to the ski area is not direct; nevertheless it has a more active property market with second-home status apartments and chalets that vary significantly in price depending on the size, condition and location - we're talking €5-6,000/m2 for smaller apartments up to the €10-13,000 range for a quality chalet in a good spot. Dienten itself, while at the centre of the ski area, is a quiet traditional village, properties for sale here are rare.
